Pre-finished hardwood flooring is available in both solid and engineered structure.  Both have advantages in different applications.  Pre-finished hardwood flooring has a factory finish that provides cleaner and more durable finish.  A pre-finished hardwood floor installs quickly and is ready to live on the same day as the installation.

Unfinished hardwood has its advantages.  First is price.  The second is the ability to custom color your floor.  The unfinished boards are installed then sanded and finished on site.  The finish process will take 3 to 5 days.  Light traffic is recommended for the first 24 hours.  After that, furniture can be moved back into the area.  It is recommended that you wait 30 days before placing area rugs on the newly finished floors.

Remember, the structure, species, width and the finish all influence the price of both the pre-finished and the unfinished hardwood floors.

It is important to note – if you are going to invest in hardwood flooring, invest in a quality whole house humidifier first!  Wood reacts badly to low humidity causing the floor to dry and shrink causing expansion gaps in the floor and sometimes splitting of the grains of the hardwood. Maintaining humidity levels throughout the winter is essential to the longevity of your hardwood flooring!
